Small fixes now beat big bills later. Our Midlands weather loves to pretend it’s summer until December, then surprise you with cold snaps and rain. Handle these items and keep your systems humming, your equity protected, and your stress low.

 


1) HVAC: Breathe easy, don’t overspend

      • Replace filters now and set a reminder every 30–60 days. If you have pets, assume it’s 30. Dog glitter is not a filter medium.

      • Schedule a fall tune‑up to check heat strips, burners, and refrigerant levels.

      • Clear the area around your outdoor unit 2 feet in every direction. Trim shrubs and remove leaves.

Red flag: Uneven temps by room can mean duct leaks or a clogged return.

 


2) Roof, gutters, and downspouts: Water goes where you let it

      • Clean gutters and make sure downspouts discharge 4–6 feet from the foundation.

      • Check for shingle damage after summer storms. Look for curled, cracked, or missing shingles.

      • Add gutter guards if trees are close. They cost less than fascia repairs.

Pro tip: Walk the property during a rain. If you see waterfalls, not streams, you’ve got grading or gutter issues.

 


3) Crawl space, vents, and moisture control: Silent equity killers

      • Inspect the crawl space with a flashlight: look for standing water, damp insulation, or musty odors.

      • Check vapor barrier coverage. Gaps invite humidity and pests.

      • Confirm vents are clear and that any dehumidifier is draining properly.

Red flag: Efflorescence (white, chalky residue) on foundation walls signals moisture migration.


4) Exterior trim, caulk, and paint: Keep the shell tight

      • Re‑caulk around windows, doors, and penetrations. Use exterior‑grade, paintable caulk.

      • Touch up paint on trim and fascia. UV and summer storms chew it up here.

      • Seal gaps that welcome palmetto bugs and other charming roommates.

 


5) Fireplace and chimneys: Pretty only counts if it’s safe

      • Wood‑burning: schedule a chimney sweep and inspection before the first cozy night.

      • Gas: test the ignition, check the thermocouple, and vacuum dust from logs and compartments.

 


6) Landscaping and drainage: Guide the water, save the slab

      • Prune back limbs from the roof and siding.

      • Refresh mulch/pine straw while keeping it a few inches away from the foundation.

      • Regrade low spots that hold water near the house.


7) Safety check: Because “it’ll be fine” isn’t a plan

      • Test smoke/CO detectors and replace batteries.

      • Check fire extinguishers for proper charge.

      • Update your emergency kit with flashlights, batteries, and a portable phone charger.


8) Interior odds and ends: Quick wins

      • Reverse ceiling fans to clockwise for gentle updraft.

      • Re‑seal tile/grout in kitchens and baths.

      • Lubricate door hinges and garage door tracks.

      • Flush water heater to reduce sediment.
